Mason County Property Tax Records
Mason County property tax records sit in two offices. The Assessor builds the annual parcel roll. The Tax Office bills and collects. Each office answers different questions. A result from one is not a substitute for the other.
The statewide assessment form returns owner, parcel number, property class, tax class, land use, appraisal, acreage, and sale fields. The tax roll captures what the assessor has valued. The tax bill comes later, after rates apply. Bill, payment, delinquency, and tax-sale questions belong to the County Tax Office. Mason County publishes no separate online bill-result page. An assessor result should never be read as a current balance.
The assessor values real estate at market value each year. Assessors must also visit each property at least once every three years. The parcel roll holds the inputs; the tax bill reflects the calculation and status. Do not infer the current amount due from an appraisal. Ask the Tax Office instead.
| Field | What It Shows | Where |
|---|---|---|
| Land, building, total appraisal | Assessor value fields and search filters | WV Assessment Search |
| Property class and land use | Classification attached to the parcel record | Assessor form; ask Assessor about a correction |
| Tax class and exemptions | Tax-related categories displayed in assessor data | Assessor; confirm current application and effect |
| Deeded and calculated acres | Two distinct acreage fields for the parcel | Assessment Search and deed |
| Sale date and price | Reported sale attributes, not a current bill | Appraisal/Sales mode; confirm deed |
| Bill, payment, delinquency | Current amount and account status | Mason County Tax Office by phone or counter |
| Tax district | Tax geography for the parcel | Assessor and WV Property Viewer |
Three numbers get confused constantly. Assessed value, reported sale price, and amount due are separate figures. None confirms another. An assessment is not the deed's consideration amount, and neither proves a bill was paid. The assessor form offers filters for class, land use, acreage, appraisal, and sales. Only the Tax Office can confirm billing status or a delinquent balance.
Treat the portal's sale fields as reported attributes. They are not a complete transaction history. A missing sale entry does not prove the parcel never transferred. When a result shows a sale date and price, compare them against the recorded deed. Ask the assessment custodian whether a value is missing, non-arm's-length, or outside the reporting window. Keep deeded acreage separate from calculated acreage. That matters when deciding whether two records describe the same land.
Mason County's Assessment Calendar
The Assessor's page lays out a yearly work sequence. Assessment and land and personal-property books close by January 30. The books go to the Board of Equalization and Review by February 1. Assessed values are certified by March 3. These milestones describe the assessment cycle itself. A deed recorded the day before a deadline will not necessarily appear under the new owner. None of these dates set the Tax Office's collection calendar.
A value concern calls for comparison work. Put the parcel's land, building, and total appraisal fields next to the legal description. Compare acreage, improvement data, and reported sale record. Then ask the Assessor at 304-675-2840 which assessment year the result reflects. Ask how an exemption appears. Ask what appeal steps currently apply. The county notes that assessors must complete annual market-value work. They must visit real estate at least once every three years.
None of the calendar milestones states a last day to challenge an assessment. Identify the assessment year, the value components, and the specific fact you believe is wrong. Ask for the active hearing schedule and evidence instructions. Acreage or structure corrections may need different support than a dispute over a comparable value.
The state county assessor directory lists Mason's assessor contact route. The local assessor page covers the county calendar and correction questions.
The statewide search cannot resolve a local correction request. Use the county contact for the current form and the current calendar.
Ask About a Mason County Tax Bill
The County Tax Office maintains an official information page. Mason County publishes no separate public bill-result portal. For a current balance, payment, delinquency, or tax-sale question, call 304-675-1047 or visit the courthouse Tax Office at 200 Sixth Street in Point Pleasant. Provide the parcel ID and owner name. Then ask what tax year and account status the answer covers.
The Mason County Tax Office is the bill custodian. A general assessor search can help identify the parcel. It cannot verify a payment posted after the last visible data update. When a request is unavailable online, ask the custodian about inspection or a copy under the West Virginia Freedom of Information Act.
The county page supplies the office route; it displays no account balance for a parcel.
Find a Mason County Tax Account
Identify the parcel before asking about a bill. The assessor search does that well. A physical address, full parcel number, or owner name can point to the right assessment record. District and map components work too. The Tax Office then confirms the account, payment status, or delinquent amount. The assessor search itself does not display the current billed balance.
- Search Mason County in WV Assessment Search using the owner, street, parcel, or deed-reference field.
- Copy the exact parcel ID, tax district, legal description, and assessment fields from the result.
- Call the Tax Office at 304-675-1047 and ask for the tax year, bill balance, payment status, and delinquency status.
- If a sale or lien may be involved, ask whether a notice or instrument is on file and confirm it with the Clerk.
- Assessed value
- The Assessor's parcel value used in property-tax administration; it is not a bill balance.
- Tax district
- The tax geography attached to a parcel; it need not match a city boundary.
- Exemption
- A tax-related entry on the assessor record; ask the Assessor which rules and documents apply.
- Tax lien
- A claim tied to unpaid taxes; verify the status with the Tax Office and recorded instruments.
A displayed sale price is not the taxable value. A delinquent map symbol is not the amount due. Those answers come from different records offices.
Mason County Delinquent-Land Layer
The WV Property Viewer offers a Delinquent Properties layer, updated weekly according to its documentation. It is a strong visual lead when a parcel raises questions. Still, a map mark states no verified balance. It cannot confirm a scheduled sale or establish the owner of record. For the account status, call the Tax Office. Ask which year or notice is involved.
Any tax-sale review should tie four things together. These are the assessor parcel, the Tax Office delinquency record, the sale notice, and the later County Clerk instrument. A trustee report of sale or sheriff's deed is a separate recorded document. It lives in the deed records. A dot on a map, or even a court docket, does not prove title transferred. Layer controls are listed with the WV Property Viewer map controls.
Turn the layer on to find the question. Then let the Tax Office give the current account answer.
Mason County Tax Map Fields
The assessment form lists calculated acres and deeded acres side by side. It also covers property class, tax class, and land use. These fields help when you compare parcels, but they are not interchangeable. Deeded acreage follows the conveyance record, while calculated acreage comes from assessment or mapping data. When the two figures differ, inspect the deed and the legal description. Then ask the Assessor how its parcel card was built.
Tax district is a separate geography of its own. A Mason town or Point Pleasant mailing address does not prove the parcel sits inside a municipal line. Nor does it identify its district. Use the parcel number and the GIS community-boundary layer for orientation. Then confirm the taxing fields with the Assessor or Tax Office.
For a rural or edge parcel, keep the mailing address, physical address, district, and parcel ID together when you ask about an account. The state viewer's map helps orient the district and nearby parcels. But a shared street name or postal city does not settle which tax geography applies. If your question involves an exemption or classification, quote the displayed assessment year and field label. That way the custodian checks the same record you saw.
Review a Mason County Assessment
The Assessor's published calendar sends completed books to the Board of Equalization and Review by February 1. It lists value certification by March 3. No complete appeal deadline or current appointment form appears in the published material. Contact the Assessor for the active calendar, the required notice, and the evidence rules. Do not rely on a date from a prior year.
Bring the parcel ID, the value fields, and the assessment year. Add the records that explain the property. The assessor search can filter land, building, and total appraisal. It also filters acreage, building size and year, property class, tax class, land use, and sale dates and prices. Compare like parcels on the tax roll. Check the plat, the legal description, and the recorded acreage. All should fit the property under review.
Appeal window. The county research supports the January 30, February 1, and March 3 assessment milestones, but not a filing deadline. Ask Mason County's Assessor or Board of Equalization and Review for the current appeal date and required steps.
